We negotiated a deal to buy an owner-carry note – $450K 10 yr fully amortizing 7.5% secured by 1st on real estate – where the OWC note could not be taken into a 1031 property the note holder wanted to buy.
We assembled investors and got the note at a discount. It was paid off in about 4 years. Investors did well. Owner got the cash to do the 1031 he wanted.
We took a 2.5 acre parcel out of a bank where the 200′ wide Denver Water Board main trunk line easement bisected the property at an angle, allowing only a 10,000 SF building site on the whole acreage.
The bank got the property off its books in a timely manner.
We were able to purchase 320 acres of agricultural land in south east Colorado, all for cash within 30 days.
The seller was able to close an estate sale quickly.
In this deal, we were able to buy 12 lots of land in Lochbuie, Colorado even when the water supply was compromised.
The bank was able to get this off its books all cash.
With this last case, we were able to grab up one of the last pieces of FDIC land in an area west of Union Square. The land itself was not being bought up by anyone else because of a parking garage requirement which has turned into a negative net value it was built upon.
We assembled an investment group to complete a quick all-cash purchase.
